Quad City Real Estate Market Snapshot 2010
In an effort to keep my subscribers up to date I am passing along information pertaining to the 2010 real estate market in the Iowa Quad Cities. Even as a REALTOR in the Quad Cities who is in this business everyday, its interesting to look back at the statistics. When I preform a Price Analysis for my prospective sellers I take a long look and analyze the current market stats. I guess you could say that I'm kind of a stat. guy when it comes to real estate.
Below you will see several tables that summarize different aspects of the Scott county market. These were taken directly from the MLS (Quad City Board of Realtors) and includes listings from all brokerages; Mel Foster Co, Ruhl and Ruhl, ReMax River Cities, Grampp Realty and many others. These numbers only represent single family residential and condos.

The numbers below represent all SOLDS in the Scott County area from 1/1/10 – 12/31/10. Note the average selling price in Scott county is $167,199 (I suspect Bettendorf is the reason this average is on the higher side). |

These are the numbers specific to Bettendorf, IA. Notice the much higher average selling price compared to Davenport. This is largely due to the new construction costs in Bettendorf vs. Davenport IA. |

The next table shows the same Scott county market but a little more in depth. There are numbers that may surprise many of you. For instance, of the total listings taken only 54.74% sold within the initial listing period which would in turn make the average days on the market (DOM) much greater, but unfortunately our Quad City MLS reporting system is not able to take that into account. Another number I always keep track of in more defined markets in the average list-to-sale-price ratio. Here we have an average selling price thats 96.96% of the most recent listed price. Again, with a not so perfect system it does not account for the original listing price and subsequent price reductions, simply the current listed price when the sale occurred. In other words, that percentage would be much lower if we took that info into account. But who's going to do that for 2,000 listings?
